West Airport Industrial Park
Property and Area Description
The Airport Industrial Park is located adjacent to U.S. Highway 50, approximately 3.5 miles east of Interstate 25. The eighty-four (84) acre site acre site is in an established business park whose tenants include a number of manufacturing facilities and a Target distribution center. There are a number of substations in the area, which are served by multiple 115 kV transmission lines.
The Airport Memorial and Airport Industrial substations are located within the park and have approximately 14 MW and 17 MW of remaining capacity, respectively, with the potential for additional capacity expansions. Distribution voltage is 13.2 kV. Water, sewer and natural gas utilities are either adjacent or in close proximity to the property.
The property is currently zoned Light Industrial. Pueblo benefits from being at the intersection of the long haul fiber system that connects from Denver to El Paso/Phoenix and Dallas and the site appears to be compatible with access to the existing metro telecommunications network.
